Transaction Cost – Who Pays for What?

We often go into the process of buying or selling a home with uncertainty of who is responsible for what.  Remember that everything is negotiable but as a general rule the information below will help you determine where your responsibilities lie.

General Expenses…

Seller

  • Real Estate Commission
  • Payoff of all loans
  • Any judgments, tax liens, etc… against the seller
  • Title insurance premium
  • HOA dues up to closing date
  • Tax Proration up to closing date
  • Notary Fees
  • Escrow Fee

Buyer

  • Loan Origination fee if applicable
  • HOA Fees after date of closing
  • Inspection fee – $250 – $350
  • Appraisal fee – $600 – $800
  • Survey fee – $300
  • Homeowners Insurance Premium
  • Title Settlement Fee – $295- $495
  • Recording deed – $18.50
  • HOA Capitol Contribution fee if applicable
  • Tax Proration after date of closing
